Agricultural land and property - East Midlands

Land prices increased by 61% on year ago levels, compared to 28% in the previous half.

Demand continued to increase in both sectors, although the pace of demand remained very strong in the non-residential sector. In the residential sector, demand pretty much stabilised, increasing at the slowest pace since Q4 2005, which is well below the survey’s long run average. Land availability picked up slightly in the residential sector, while in the nonresidential sector, it picked up at the fastest pace since H1 2007.

Individual farmer’s share and agricultural businesses share of purchases jumped respectively from 49% to 56% and from 4% to 12%. This was more than offset by a fall in the share of non-farmers purchases from 39% to 22%.
