Agricultural land and property - South West

Land prices increased by 52% on year ago levels, compared to 29% in the previous half.

Demand for non-residential agricultural land continued to increase at the same strong pace as in the previous half. In the residential sector, demand for agricultural land declined slightly, for the first time since Q4 2005. Land availability continued to decline slightly in the non residential sector, and at a slower pace than in the previous half. In the residential sector, availability declined at the same firm pace as previously.

Individual farmer’s share and institutional investor’s share of purchases jumped respectively from 41% to 53% and from 1% to 4%. This was more than offset by a fall in the share of non-farmers purchases from 51% to 35%.
