Grazing Land for Sale
Grazing land is of course farmland used for grazing animals but since different farm animals have different requirements there are many different types of grazing land for sale. Dairy cows are known to produce the best milk in old pastures that flood because this is where the lushest grazing ground is found. Sheep on the other hand are the most adaptable of farm animals: a steep hillside or a flat pasture plain is much the same to sheep - grazing is grazing where ever they are. Horses need a more loamy type soil for grazing because they are so active and they have iron shoes which would destroy waterlogged pastureland in an instant.

The value of grazing land is dictated by its size, quality, location and supply. As with all farmland, prices up and down the country vary greatly and this is obviously directly related to the topological characteristics of specific regions. For example an acre of grazing land in Wales can cost as little as £1500 but this is because it is likely to be of low quality and thus only suitable for grazing sheep. Furthermore it will be in plentiful supply and located in an area with little other industrial activity.

Horse grazing land for sale on the other hand is a very different market. Equestrians are very passionate about their hobby and tend to spend lots of money on it. Their needs are very specific and grazing land therefore has to fulfil many stringent criteria for it to be suitable for grazing horses. The best equine grazing land needs mature, well drained pasture and preferably hedging to provide shelter from the wind. It should be under five acres, well-located and it should have good road access. A piece of land fulfilling these criteria in, for example, The New Forest or Wiltshire can be worth as much as £30,000 per acre. In general grazing land is valued at between £1500 and £5000 per acre and, as with all farmland, the prices have seen sharp increases in recent years.
