Land Agents
Up until relatively recently land agents were few and far between. The business of buying and selling land in its many forms was all but controlled by farmers, builders and developers and it was notoriously difficult for new agents to enter the market. Profit margins were extremely slim and consequently agents favoured existing clients as it was far less bother and more profitable than dealing with newcomers.
But things have changed quite dramatically over the last few years and now far more agents operate in the market. A lack of confidence in traditional investment vehicles has stimulated the development of land investment business models which are tailored to the needs of the general investing public as well as the farming community. Additionally it is becoming increasingly fashionable among urbanites to own a rural asset of some description.
The large number of land agents now in operation means that land investment is easy and accessible. Unfortunately, land agents don't always share the same level of scruples and great care should be taken to avoid dealing with shady operators. Be wary of highly optimistic claims about the land in question: land without planning permission is NEVER GUARANTEED to get planning permission, no matter what the agent says.
Additionally we strongly advise you to use your own solicitor when buying land. Some land agents will try to convince you that this is not necessary but if you want to ensure that the deal is sound, this is the best course of action.
