There are essentially three different types of Plots of Land for Sale. Those will planning permission, those with the potential for planning permission and those without.

Plots of Land for Sale with the potential for planning permission are normally slices of people's gardens or other small infilling within existing development. These plots are more likely to get planning permission because they are seen as a small encroachment onto urban development. Councils also now view them more favourably and usually a precedent will have been set around the area for a similar house building scheme.
The vast majority of Plots of Land for Sale are those without planning permission. They are usually located on Greenfield or greenbelt land and are sold as investment land. The price of the land reflects that fact that it doesn't have planning permission and normally, a good sized plot in a good location can be purchased for around £15,000.
Given that a similar sized plot with planning permission would cost £150,000, you can see how this can be an attractive proposition.
If, however, you are offered this type of plot for sale then it should clearly be sold as land without planning permission.
Beware of any company offering Greenfield Plots of Land for Sale with guaranteed planning permission. Planning permission cannot be guaranteed on any Greenfield land in England and for this reason, if you buy this type of plot you should see it as a longer term investment.
What should you looking for in an investment Plots of Land for Sale? The key criteria should be location. You need a plot, which is located next to existing residential development with good access to local amenities and transport links.
If you are thinking that this type of plot could be somewhere to build your future home, then make sure that it is large enough. Many companies have investment Plots of Land for Sale that work on the assumption of maximising the number of houses per acre. This means that your plot might only work if its one of a set of terraced houses!
