Woodland isn’t the most obvious choice of land investment opportunity but believe it or not it is becoming increasingly common for investors to purchase private woodland. This is a very modern idea and up until fairly recently it was almost impossible to find small, private woodland for sale in the UK and you would certainly have been met with some funny looks if you had sought one. Woodland for sale was indeed available but it was usually for commercial purposes such as timber-farming and usually in the form of large acreages located in Scotland or Wales.

Shifts in UK lifestyle patterns and changes in the notions of quality leisure time, together with an increased emphasis on the importance of relaxation to combat stress are factors that have fuelled the demand for woodland. These factors, as well as a growing general awareness of land values, have led to increasing amounts of woodland for sale. In general woodland remains a specialist sector that is usually services by specialist land agents, however idyllic woodland retreats are available to small private investors.

Woodland can’t be left unmanaged for too long and even the smallest wood will need frequent maintenance. Felled timber from the wood will usually need to be replaced and such regulations are governed by the Environment Agency. The amateur enthusiast usually looks for woodland of around 10 acres which is a manageable size but much more than this would require far more time, money and expertise.
It is unlikely that planning permission would be granted on a woodland investment but temporary structures such as sheds are often allowed and caravans can be kept in woodland for up to 28 days per year.
Woodland can be used in a number of ways. For some people private woodland is ideal because it gives them their own natural space to relax and re-energise - an increasingly popular option for busy and stressed out urbanites. Others have more active plans for their woodland such as cycling, archery, tree-climbing and paint-balling.
